“This is a once in a lifetime shot to get the electrification transition right”: Property Council
The Property Council is calling for the ACT Government’s Integrated Energy Plan (IEP) to have dedicated and considered reforms to support the transition of the Territory’s complex buildings to electric.
The IEP is the ACT Government’s plan to transition to all-electric by 2045 – an ambition welcomed by the Property Council. This transition, however, must work with industry to ensure it is economically sustainable and does not result in any stranded buildings.
“The current planning systems and regulatory restrictions make the transition of commercial office and complex residential stock extremely difficult,” said ACT and Capital Region Executive Director Shane Martin.
“We must ensure the anticipated IEP includes a dedicated section for the transition for complex buildings and has built incentives to encourage the electrification uptake.”
Property Council made a submission to the consultation on the development of the IEP late last year. Now, while we await its release, they are highlighting that it must include:
- A relaxation of height restrictions to undergo electrification transition
- Density bonuses to encourage electrification uptake
- Additional flexibility within the planning system to accommodate more space
- A fast-tracked planning process for buildings that would like to transition
- Rates and charges incentives for undergoing electrification
- Adaptive reuse incentives.
“Canberra is at the forefront of the electrification journey, said Mr Martin. “We are the jurisdiction that sets the example for the nation. We have a once in a lifetime shot to encourage the electrification transition of complex buildings. We must get this right.”
