The Temporary Local Planning Instrument No 2 for the Kurilpa Sustainable Growth Precinct has been finalized.
The Kurilpa Sustainable Growth precinct was originally announced by Council in March to provide additional supply in response to the housing crisis. The plan envisioned CBD style height limits for residential buildings within the Kurilpa Precinct in exchange for various sustainability, design and affordability outcomes.
Â
The TLPI will give affect to this by allowing for the development of higher density residential buildings which are subject to additional development outcomes including:
- additional development opportunities by means of increased building heights;
- reduced development responsibilities for car parking requirements in the context of the existing and future transport infrastructure and other infrastructure which services or is planned to service the South Brisbane riverside neighbourhood plan area;
- additional development responsibilities, including significantly and importantly for: affordable and diverse housing outcomes, design excellence and community benefit; and flood resilience.
Additional information on the Kurilpa TLPI can be found here.
The Property Council welcomes both the State Government and Brisbane City Council’s initiative in establishing the Kurilpa TLPI.
