Brisbane City Council has announced it will introduce a Temporary Local Planning Instrument (TLPI) for its Kurilpa Sustainable Growth Precinct.
The Kurilpa Sustainable Growth Precinct Plan identifies eight areas across the precinct that allow a range of heights in exchange for certain planning outcomes, including:
- Green Building Council of Australia’s 5-star Green Star rating category.
- Increased greenery through the introduction of a higher green plot ratio.
- More expansive green space, public realms, open spaces and pedestrian plazas.
- Investment in public art and creative lighting.
Taller buildings will also need to incorporate community benefits such as public facilities, better accessibility and housing diversity and affordability models such as build-to-rent and agreements with community housing providers.
The Kurilpa Sustainable Growth Precinct Plan follows the release of Council’s Sustainable Growth Strategy in March, which first flagged an increase in building heights in Kurilpa.
Brisbane Lord Mayor Adrian Schrinner was joined by Property Council Queensland Executive Director Jen Williams at a media event where Council’s TLPI was announced.
The Property Council will continue to work with all Local Governments to address the ongoing housing pressures being felt across Queensland.
