A transport-oriented community developed around the historic Claremont Oval took out Western Australia’s top property award. Find out why.

Why we love this project:

  • More than 850 new homes will be delivered at Claremont on the Park, but almost 30 per cent of the project area is publicly accessible open space
  • Community facilities include Claremont Football Club’s new state-of-the-art clubrooms and the historic railway building, The Goods Shed
  • Australia’s first basement Park and Ride facility seamlessly integrates the 200-bay train station car park into the precinct.

Claremont on the Park by DevelopmentWA was crowned the Property Council of Australia / Rider Levett Bucknall WA State Development of the Year recently.

Property Council WA executive director, Sandra Brewer, says Claremont on the Park is an outstanding example of inclusive planning and revitalisation that has transformed an underused sporting facility into a “vibrant activity centre” alongside new homes, retail and commercial, and cultural and community spaces.

Brewer applauds the “long-term vision and planning”, which has delivered “countless community benefits” from sustainable, connected and innovative infill and transport-oriented development.

“It has also provided a blueprint for urban infill in established heritage areas, providing a precedent for future redevelopment with implications for the broader Perth community.”

Claremont on the Park will ultimately deliver 11,700 sqm of commercial space, 2,600 sqm of retail space and more than 850 new homes. To meet the expectations of 2,000 new residents and workers, almost 30 per cent of the project area is publicly accessible open space.

The WA State Development of the Year award is part of the national 2021 Property Council of Australia / Rider Levett Bucknall Innovation and Excellence Awards program. RLB has partnered with the Property Council to present the awards program since its inception in 1982.

RLB managing girector, Mark Bendotti, hails Claremont on the Park as “the culmination of more than 15 years of dedicated consultation and inclusive planning”.

“It has also provided diverse housing choices that enable long-term residents to downsize in their suburb,” Bendotti says.

All development finalists are in the running for the industry’s most coveted prize – the Rider Levett Bucknall Australian Development of the Year award. Claremont on the Park is also a national finalist in the government leadership category.

Winners will be announced at the 2021 Property Council of Australia / Rider Levett Bucknall Innovation and Excellence Awards gala dinner in Sydney later this year.
