Perth’s newest office tower reaches practical completion

Elizabeth Quay’s newest office tower, Nine The Esplanade, has reached practical completion, marking another significant milestone in the continued evolution of the waterfront precinct in the Perth CBD.

The $500 million development on the edge of the Swan River was developed by Brookfield Properties and Cbus Property and has delivered a 19-storey PCA Premium Grade building.

Nine The Esplanade features ~33,500 square metres of lettable space, including 4,600 square metres of co-working spaces, along with, floor-to-ceiling glass, touchless technology, business lounge, conference facilities, concierge services and premium end-of-trip facilities. It was designed by international architectural firms REX and Hassell.

Danny Poljak, President and Co-Head of Real Estate in Australia for Brookfield Properties said: “With over 80 per cent of the office space now leased, it is a strong endorsement that businesses continue to be attracted by sustainable designed premium buildings in locations with nearby lifestyle amenities for their staff.”

“We recently welcomed EY and Hub Australia into their new tenancies within the building, and we look forward to welcoming Multiplex, INPEX, and Argonaut once their fit outs are complete. We’re also eagerly awaiting the opening of Little Creatures Elizabeth Quay later this year,” Mr Poljak said.

“We continue to see interesting opportunities in Perth, underpinned by WA’s strong local economy.”

The project team for Nine The Esplanade collaborated with Whadjuk Noongar consultants Barry McGuire and Carol Innes to embed cultural safety into the development’s design, landscaping and public art outcomes.

Nick Ozich, Brookfield Properties Executive Vice President, Developments and Property, said: “Our ongoing collaboration with our Whadjuk Noongar consultants has resulted in two significant public artworks in the lobby from Noongar printmaker Brett Nannup, namely the Gumap and Gudbru sculpture and Meeyak (moon) on the lobby bleachers.”

The sculptures were inspired by the site’s cultural narrative about Koodjal ba Ngoonii (two brothers dreaming) as shared by Mr McGuire.

Nine The Esplanade has achieved a 6 Star Green Star Design Review rating, an International WELL Building Institute’s WELL pre-certification, and a NABERS Energy 5.5 stars Designed rating, and targeting a NABERS Water 4 stars rating.

Multiplex commenced construction on Nine The Esplanade in early 2023 and has since clocked up ~893,920 hours worked, with 2,800 tonnes of steel installed and 20,000 cubic metres of low-carbon concrete poured.

Multiplex Regional Director Chris Palandri said: “Multiplex is delighted to have reached practical completion, and we look forward to moving into our new premises in coming months.”
