As 405 Bourke Street reaches the first stage of practical completion, Brookfield Properties says this $950 million “feat of engineering and persistence” is superbly positioned for Melbourne’s recovery and revitalisation.

“405 Bourke Street is a feat of engineering and persistence, notably given the impact of the pandemic on construction in Victoria during the past 18 months,” says Brookfield Properties project director Will Green.
“It is a credit to our builders, Multiplex, that the project has been delivered safely amid the challenges of COVID-19.”
Developed by Brookfield Properties, 405 Bourke Street is jointly owned by Brookfield and ISPT. The design team includes Woods Bagot for base building and Hassell for fitout.
Construction commenced in 2018 with 3,300 workers on-site throughout the delivery. Around 10,000 tonnes of structural steel and 31,795 cubic metres of concrete used to build the tower.
“With the new tower cantilevering some ten metres over the heritage building below, the delivery team employed a range of innovative construction techniques,” says Multiplex regional managing director Graham Cotton.
The first stage completion includes the low and mid-rise levels of the building, totalling around 40,000 sqm. The second stage of completion for the high-rise levels is set for next month.
Sophie Fallman, Brookfield Asset Management’s managing partner and head of Australia real estate, says 405 Bourke Street is “superbly positioned” for the “recovery and revitalisation” of Melbourne’s CBD, once workers can return safely back into the office.
