Newstead’s 60 Skyring Terrace is set to become one of Brisbane’s first build-to-rent projects as the ‘third’ housing choice takes off.

Mirvac has lodged a minor amendment to a previously approved development application with Brisbane City Council, with the internal layout redesigned to better suit the build-to-rent market.
Mirvac is one of two approved developers, alongside Frasers Property Australia, working with the Queensland Government’s build to rent pilot project, launched in October 2020.
The proposal includes 395 high quality residential apartments, including a mix of studios and one, two and dual key apartments, across a 23 and 25 level building.
In addition, the project will feature 3,000 sqm of indoor and outdoor resident amenity on level five and more than 1,000 sqm of boutique retail at ground level.
Proposed onsite resident facilities include a chef kitchen and dining area, fully equipped gym, yoga and pilates studio, co-working rooms, cinema, games room, communal gardens, outdoor dining and barbecues, pool and relaxation spaces, a pet park and dog wash.
The design includes an onsite leasing and management office, along with back of house facilities, to support an onsite management team who will be available seven days a week.
Affordable housing for key workers will be indistinguishable and transferrable to any apartment if the applicant meets the state’s eligibility requirements.
Angela Buckley, Mirvac’s general manager for BTR, says the project will provide the flexibility of renting with the security of home ownership through Mirvac’s LIV model.
“We have adjusted internal apartment layouts, sizes and mix to appeal to the key renter demographic and more than trebled the onsite amenity to provide generous spaces for connection, health and wellbeing and coworking, along with new initiatives such as a car share fleet and electric share bikes,” Buckley says.
“At the same time, the proposed buildings – including height, building separation, sight lines and footprint – all remain unchanged from the existing development approval for the site.”
Buckley says Mirvac has learnt from the delivery of LIV Indigo in Sydney Olympic Park, and “further refined our renter-centric approach in the design of this new community at Newstead”.
Mirvac is anticipating construction commencement in late 2021, pending council approval. The building program expected to take about 30 months to complete.
