Mirvac has lodged a development application for Sky Precinct – a building ‘sculptured in the green’ as part of its transformative $1 billion Waterfront Newstead community in Brisbane.
Sky Precinct features lush landscaped balconies matched with a ground-level tropical oasis of water, shaded enclaves and grassed areas. Sixty per cent of the 5,400 sqm site, fronting Waterfront Park on the Brisbane River in Newstead, is dedicated to open space.
Warwick Bible, Mirvac’s general manager for residential in Queensland, says his team challenged the architects from Mirvac Design and RPS to design a building fitting the site’s “iconic” location and Brisbane’s sub-tropical climate.
Offering one, two and three bedroom apartments, with a limited collection of premium four bedroom residences, the Sky Precinct will boast views of the Brisbane River and a suite of exclusive resident amenities.
At the ground level, a wellness centre for residents, complete with a gymnasium and yoga studio, will overlook water features and tropical landscaping. Further up, there’s a resident’s lounge and private dining room. Atop the building is a 25-metre infinity edge pool with views to the city and river, alongside a spa and barbecue terrace.

The vision for the Sky Precinct was created following engagement with the local community.
“At community i
nformation sessions we hosted last year, locals told us they wanted to see more lush and shaded landscaping, so we briefed Mirvac Design and RPS to place an equal emphasis on the design of the building and new community parklands.”
Mirvac is planning the next stage of community information sessions for Waterfront Newstead. Face-to-face community sessions are being replaced with online information boards. People will be invited to submit questions and feedback online. Stakeholder groups will be given the opportunity to provide feedback via video conferencing.
