Market Square changes the game

A $400 million joint venture between Melbourne-based ICD Property and the City of Adelaide promises to create an aspirational global destination through world-class design.

Designed by Woods Bagot, the precinct features offices set within a vibrant ‘zero-minute city’. At ground level, the Grand Market Hall will offer specialty retail with curated picks offering the best of South Australia’s makers and purveyors.

The bustle of surrounding Gouger and Grote Streets and proximity to Her Majesty’s Theatre and Victoria Square will provide access to top eateries, cafes, and city events.Market Square Atrium

Then there’s a childcare centre, an outdoor working hub and a spectacular 3,000 sqm terrace.

“At their core, the best offices around the world share a common thread – increasing connectivity and wellness through intentional design,” says Woods Bagot associate principal, Alex Hall.

“The design for Market Square integrates these concepts but goes even further to create a workplace that is adaptable, future-facing and lifestyle focused. This will be a HQ that stands apart.”

So, what are the fundamental elements of Market Square that will make a workplace thrive?

Hall says it comes down to a handful of key factors, which in combination attract and retain top talent.

“Employers sustain strong organisational culture by providing exceptional workplaces that actively support wellness and how their people work. At Market Square, that comes with unmatched amenity, access to nature, a vibrant community and lifestyle benefits.”

A dedicated outdoor working hub, exclusive for office tenants, will extend the barriers of the traditional office. “People work anywhere and everywhere now; we wanted to build this paradigm into Market Square in a meaningful way,” Hall adds.

Matt Khoo, ICD Property’s managing director, is bullish about this move at a time when COVID-19 has disrupted the workforce.

“Studies are pretty unanimous – the flexibility of working from home is here to stay but the ability to collaborate face-to-face cannot be matched. We need to give people a reason to come back to the office, and so we have intentionally built those reasons into the concept and design at Market Square,” Khoo says.

Market Square will also offer full-service end-of-trip-facilities, COVID-safe features such as touchless amenities, electric vehicle charging stations and a digital concierge.

Development approval is in place and negotiations are underway with big banks, government, educational, legal and telecommunications companies.
