Goodman has opened its first multi-story industrial facility in South Sydney, with the aim to make the most out of scarce land.

Goodman Group CEO Australia Jason Little said multi-storey industrial facilities are a sustainable solution to a lack of available space in key urban centres, close to consumers.

“They can also help reduce the distance, cost and environmental impacts of last mile delivery,” he said.

“With the strong market dynamics we have seen in South Sydney, and limited supply of units greater than 5,000 sqm in the area since 2016, it was the ideal location to bring our extensive international experience to our home market.”

Goodman has developed almost 50 multi-storey industrial properties around the world since 2012. This includes the world’s tallest logistics building, Goodman Interlink in Hong Kong, which stands at 22 storeys.

Named due to its positioning at the convergence of Euston, Burrows and Campbell Road, Axis Alexandria offers access to key arterial roads, Sydney CBD, Port Botany and Sydney Airport.

The company said the site is a match for groups in search of storage or last-mile logistics solutions for rapidly moving consumer goods, food services, building supplies, fashion, as well as businesses linked to seaport or airport activities.

Within a 45-minute drive, the property can tap into an estimated population of four million people boasting a combined purchasing power of $243.8 billion.

Axis Alexandria is composed of nine units spanning two levels, with sizes ranging from 1,000 to 7,000 square meters.

The facility optimises density and land utilisation, offering nearly double the floor space ratio (FSR) and site efficiency compared to a single-storey building, boasting an FSR of 96 per cent.

Developing a multi-storey facility in a brownfield location like Alexandria brings numerous advantages, the group said, leveraging existing infrastructure, repurposing finite materials, minimizing waste and capitalising on proximity to a sizable workforce, unlocking additional labor benefits for clients.

All units on both floors are accessible to trucks, with the upper level reachable via a ramp and currently has Daiwa and Nippon Express in the process of relocating to the premises.

Architecturally designed by FJMT (now FJC) in conjunction with SBA, the property is targeting a 5 star Green Star Design.

The property has 400kW of rooftop solar panels, an insulated and Coolmax reflective roof and smart irrigation, which channels harvested rainwater for use in amenities and landscaping.

“South Sydney is where Goodman started with our first property, so it’s fitting that it’s the home of our first multi-storey development in Australia too,” Mr Little said.
