Goodman and Taylor to revive brownfield development site

The 1.9-hectare site in Rosebery NSW is one of the largest heritage brownfield developments in the area, with the previous industrial space about to get a modern makeover for a mixed-use development.

Rosebery Engine Yards will be a modern, environmentally friendly workplace with soaring sawtooth ceilings, reclaimed timber and steel structure, and exposed bricks. The site is distinguished by a large-scale, single-story floorplate and an NLA of 11,650 square metres.

It repurposes unused industrial space, is near consumers, and promotes circularity by reducing, recycling, and reusing existing resources.

Rosebery Engine Yards will have indoor and external landscape areas, providing an excellent setting for people and ideas to thrive. The original sawtooth roof and big skylights will aid in natural space separation, and dark-colored steel framing will be used to complement the existing.

When finished, the development will include cutting-edge commercial and showroom tenancies, a childcare centre, retail food and beverage precincts, and end-of-trip and parking facilities.

“Rosebery Engine Yards is a great example of regenerating an existing site, reusing finite materials and reducing waste, and construction emissions,” Jason Little, CEO Australia, Goodman Group said.

“The property is located in Rosebery which is fast becoming one of Sydney’s edgiest lifestyle destinations. It’s home to vibrant food and drink precincts, eclectic cafes and boutique providores.”

With this development, Goodman hopes to attain a 5 Star Green Star Design and As Built rating, as well as a 5 Star NABERS rating, in accordance with its sustainability strategy.

Rooftop solar, electric vehicle charging, green power, recycled materials, energy and water monitoring systems, rainwater retention for landscape irrigation, daylight harvesting, LED lighting, and other sustainability features are available.

Goodman has chosen Taylor’s Refurbishment and Live Environments division to complete the Rosebery Engine Yards project, which is divided into three parcels:

  • Parcel A – structural modifications, a new childcare centre, car parking and cafe
  • Parcel B – end-of-trip facilities, commercial/showroom tenancies, a new loading dock and plant rooms
  • Parcel C – a public through site link, commercial/showroom/ food and beverage tenancies, signage, internal and external landscaped areas.

The project is scheduled to commence November 2022 and is targeting completion in October 2023.
