First Green Star home hits the market

The first Green Star home certified by the Green Building Council of Australia – Stockland’s all-electric home at Waterlea in south-east Melbourne – is on the market.

Green Star Homes is a new national standard for sustainable homes launched by the GBCA in August 2021. Stockland is the GBCA’s principal partner.

Stockland’s Green Star home, which will be finished around mid-2022, is currently under construction at Waterlea, a new masterplanned community in the Melbourne suburb of Rowville. Waterlea achieved a 6 Star Green Star Communities rating in 2017.

“As a creator of masterplanned communities, we are in a unique position to help Australians live more sustainably and affordably in our communities,” says Stockland’s national general manager Ben Cantwell.

The home will “dramatically reduce the residents’ cost of living and environmental footprint,” Cantwell says.

Many of the Green Star Home’s innovations will be highly visible, like the uPVC double-glazed windows, which will insulate the home by keeping it airtight. Other innovations are less obvious. The slab-edge insulation, a rigid foam insulation surrounding the home’s concrete slab, prevents both heat loss and internal condensation that can lead to mould.

Davina Rooney, the GBCA’s chief executive officer, says Stockland Waterlea is the “first home of its kind”.

“Stockland Waterlea is a really important community, showing that you can create beautiful designs and achieve more out of a sustainable home.”

Stockland will assess the house’s performance for two years, providing the industry with the opportunity to review the energy savings and liveability benefits in comparison to a standard home at Waterlea.
