Build-to-rent update
We are continuing to contribute to the Treasury consultation process redrafting this legislation.
We welcomed the 2023 announcement to lower the managed investment trust withholding tax rate for build-to-rent housing projects in line with other property asset investments. This would also match the favourable settings adopted by governments in the US and UK to help create more quality housing, with greater security of tenure more quickly.
Our EY modelling showed a level investment framework between all types of property asset classes would provide 150,000 new rental homes by 2033. Further EY modelling shows an extra 10,000 affordable rental homes could be delivered with a separate 10 per cent rate.
Done well the government’s framework will help throw the weight of global institutional investment behind our ambitious national housing targets. Get it wrong, and we have squandered a once-in-a-generation opportunity.
