
Charter Hall has announced that its $13 billion Charter Hall Prime Industrial Fund (CPIF) has secured further lease agreements at its $850 million Light Horse Logistics Hub in Eastern Creek, NSW, making the estate 90 per cent leased.
Major tenants Woolworths, HelloFresh, ALDI and Bidfood will now call Light Horse Logistics Hub home.
Located at the intersection of the M4 and M7 motorways, Light Horse Logistics Hub delivers 180,000sqm of sustainable and tech-enabled logistics and warehousing facilities in Western Sydney’s industrial heart.
The site is the largest remaining parcel of industrial zoned land east of the M7, offering access to Western Sydney’s arterial road network via the adjacent Light Horse Interchange.
With 44 per cent of Charter Hall’s $25 billion Industrial & Logistics portfolio dedicated to food and beverage logistics, Charter Hall is the food and beverage sector’s largest landlord nationally.
Woolworths has entered into a 20-year pre-lease agreement for a purpose-built 93,000sqm warehouse fulfilment and distribution facility, known as their Sydney Chilled and Fresh Distribution Centre.
Once complete, the centre will handle more than 6,000 tonnes of fruit and vegetables daily, and is likely to become the largest multi-storey, temperature-controlled distribution centre in the Southern Hemisphere.
Food delivery service HelloFresh is now using their purpose-built 43,120sqm warehouse and distribution centre to cater to their meal kits business, as well as distribution for adjacent brands such as Youfoodz, under a 10-year lease agreement.
ALDI has also committed to a 10-year lease, currently operating in a 26,830sqm warehouse, including freezer and ambient warehouse space, fulfilling short-term overflow requirements. And Bidfood has a purpose-built 8,580sqm refrigerated fulfilment and distribution facility, under a 15-year lease term.

Light Horse Logistics Hub is aiming to achieve a 5-star Green Star Design & As-Built rating. In an Australian-first, the office spaces throughout the estate have been constructed using timber rather than steel, reducing embodied carbon by 80 per cent.
The estate also incorporates the latest sustainability features including electric vehicle charging stations for each tenancy, an onsite café, public art and landscaping to acknowledge the site’s heritage.
