Brisbane’s breathable office takes shape

Construction is underway at 80 Ann Street in Brisbane, Mirvac’s new “breathable” office building that promises to be as smart as it is sustainable.

The building, home to Suncorp’s new headquarters, will span 35 levels across more than 60,000 sqm of premium-grade office space. Suncorp has pre-committed two thirds of the building.

The project is expected to revitalise the historic Brisbane Fruit & Produce Exchange on Turbot Street and deliver a dynamic new destination when it opens in 2022.

Mirvac Group and co-owner M&G Real Estate aim to deliver one of Australia’s smartest buildings – one that embraces industry-leading technology, sustainability and flexibility and sets a new benchmark for Brisbane’s premium office market.

Mirvac’s CEO and managing director, Susan Lloyd-Hurwitz, says the vision for the development is a “new type of breathable office building, perfect for Brisbane’s subtropical climate and lifestyle”.

The design incorporates biophilic principles and will be “surrounded by an urban garden oasis while also providing cutting-edge smart building technology, flexibility and premium amenities,” Lloyd-Hurwitz says.

Woods Bagot principal and design director, Domenic Alvaro, says the design draws on the architecture of a typical Queenslander.

“People working and visiting here will enter the building through the urban garden, which is part of the public domain, up the stairs and onto the verandah. An operable façade flanks the verandah providing connection to the garden below and allowing natural light and air to permeate the building,” Alvaro says.

Suncorp’s acting CEO Steve Johnston says the new Brisbane office will reflect Suncorp’s strong Queensland heritage, and will “bring together our people from across three city locations into a modern and collaborative workspace”.

80 Ann Street will feature intelligent building systems, including an integrated communications network for all base building services. Electric vehicle charging stations and a smart visitor management system will also enhance the customer experience.

Mirvac is targeting a suite of sustainability ratings including 6 Star Green Star, 5 Star NABERS Energy, 4 Star NABERS Water ratings and a Gold Shell and Core WELL Certification.

Wellness facilities include best-in-class end-of-trip facilities, bike parking, lockers and a towel service. The precinct will also have 120 car parking spaces.

80 Ann Street has over 11,000 sqm of premium grade commercial space available for lease across levels eight to 12.
