The York, Beenleigh’s first major commercial office development in a decade, gets the green light, bringing a $40 million jobs and economic boom to the City of Logan.
The new seven-storey commercial office at 96-98 York Street promises to combine premium workspace with study or home office space (SOHO) opportunities and pedestrian access to John Lane.
Project partners investLogan and Alder Developments have gained approval from the Queensland Government and Logan City Council to extend the basement carpark and to develop ‘winter gardens’ overhanging York Street and John Lane.
Established to invest in strategic projects, investLogan is an independent property development and investment company owned by the Logan City Council.
According to investLogan chairman Steve Greenwood, the project “will be a catalyst for the revitalisation of Beenleigh”.
“The built form of the development pays tribute to Beenleigh’s rich history, urban structure and rural setting in both building form, colour and materials,” Greenwood adds.
“The development is designed to provide a modern interpretation of the distinctive character of Beenleigh’s historic buildings with elements like the winter gardens protecting the street like an awning, whilst enabling passive surveillance of the active spaces and streetscape.”
Alder Developments general manager Greg Tupicoff says the approval was “crucial” to the design, and will deliver a design that is efficient and creates “publicly useable space”.
“Preliminary works have commenced to prepare the site for construction, and Alder Constructions anticipates work will commence in April 2020,” Tupicoff says.
The office will feature 4,750 sqm of commercial space, comprising 156 sqm of retail, 452 sqm of SOHO and 4,004 sqm of office, as well as two levels of underground car parking with 10 short term car parks for public use.
Urbis predict the York Street development will create more than 100 construction jobs and 140 new full-time jobs once the redevelopment is complete.
