Yardi Systems’ helpful tool for property managersYardi Systems’ COMMERCIALCafé platform helps property managers facilitate the leasing or selling of properties and provides tenants with access to a range of online services for rent payment, maintenance requests and other services.COMMERCIALCafé enables property managers to publish client-branded sites for leasing or selling properties. These sites can provide greater visibility of available properties and can be customised to integrate brand and corporate messaging. Additional functionality allows site managers to easily review, add and edit property and suite details, such as features, photos and suite plans, in a style suitable to their brand. The platform also incorporates a tenant portal through which commercial property managers can keep pace with the growing demand for online services for payments, documentation and maintenance requests. One key benefit is it shortens accounts receivable life cycles by enabling speedy online payments.According to Terry Gowan, regional solutions manager, Australia & New Zealand, COMMERCIALCafé can allow property managers to provide property marketing to the public and self-service applications to commercial tenants. “COMMERCIALCafé listings allow you to maximise your portfolio occupancy by providing rich property and suite information,” Gowan says. “Additionally, COMMERCIALCafé property sites allow tenants to perform a number of functions, including service requests, sharing documents, tenant-related accounting (tenant ledgers) and retail sales collection.”These applications can be performed on web-enabled devices including smart phones and tablets.Among the companies that have found COMMERCIALCafé to be useful for facilitating online payments and maintenance requests is MacKenzie Management Company.Sue Fortman, chief financial officer for MacKenzie Management Company, says, “Today’s tenants want an online option for interacting with their management company. Two of our clients recently made this capability a prerequisite for doing their property management, and COMMERCIALCafé helped us to accommodate them.”Another company, Arcadia Management Group, says it’s important to them to have an online presence for collecting tenant payments that doesn’t create additional steps or require interfacing disparate systems.Gary Shaw, president of Arcadia Management Group, says implementation was easy and painless, adding, “[COMMERCIALCafé] is a real benefit because information from online and mobile sources flows directly into our Yardi Voyager property management and accounting system.”For more, click here.
