Transport @ 3.5 Million
The Property Council is currently in the process of drafting its submission on the recently announced Transport @ 3.5 Million transport plan. We think it is a positive step that the WA Government has released the long awaited plan, however, there are concerns that there is no list of priority infrastructure projects and there appears to be no funding model as part of the plan. The closing date for submissions for Transport @ 3.5 Million is the 28th October 2016.
Retail Inquiry
The Government has announced an inquiry into the practice of landlords on-selling electricity and the potential introduction of a standard form tenancy contract for small businesses. This is a worrying development and the Property Council will be working closely with the Shopping Centre Council of Australia (SCCA) to draft a submission and engage with the Government.
R-Code review
The Property Council is currently in the process of drafting its submission on the R-Code changes which were announced last month by the planning minister. These changes refer to new definitions for grouped and multiple dwellings, aged and dependent persons’ dwellings, removal of minimum site area design principles, solar access (overshadowing) requirements no longer applying to walls less than 3.5m tall, new ‘Streetscape Appearance’ provisions and various administrative changes and formatting edits. Submissions are due by the 10th October
Laundries in apartments
In response to a need identified by our members the Property Council is preparing a proposal to the Building Commission and the Department of Health for changes to the WA Health Act 1911 (Laundries and Bathrooms) Regulations. The current laundry requirements of the Regulations limit the flexibility in dwelling design and impede the efficient use of space, especially for smaller dwellings. The proposal will include a cost benefit analysis of different design options such as locating washing machines and wash tubs adjacent to kitchens or locating the washing machine in the kitchen similar to examples found in NSW, the UK and Europe.
