South Australian valuation inquiry

The Property Council has provided a submission and will participate in an upcoming South Australian Parliamentary inquiry into valuation policies and charges on retirement villages, with a strong focus on ensuring equitable treatment of water fees and charges.

The Property Council supports the proposal made by the South Australia Retirement Villages Residents’ Association (SARVRA) that the Valuer General should issue single assessments for all retirement villages across South Australia.

With a single assessment, a retirement village complex will only be levied a supply charge for each water meter on site, with the total sewer charge apportioned between each lLU. This would allow SA Water to reduce the charges for thousands of retirement village residents across the state.

There is no other residential asset class in the state, including private residential units, housing trust properties and student housing, where each distinct property in the complex is individually assessed even though they are on the one title.
