NSW home to top investment opportunities

NSW has performed strongly in a list of Australian suburbs offering the best investment opportunities for residential property buyers, with four suburbs in the state making the top 10.

The list, assembled by property portal onthehouse.com.au, uses predictive data to assess which suburbs will show the strongest capital growth in the next five years. Rental yields, industry surroundings, confidence ratings and employment opportunities are all taken into consideration in determining suburbs’ rankings.

Jerrabomberra heads the list with predicted capital growth in the next five years of more than 10 per cent per annum. Karabar, Banora Point and Medowie are the other suburbs in NSW to make the list. Queensland’s Morayfield, which is also predicted to grow by more than 10 per cent per annum over the next five years, came second on the list. WA’s Seville Grove, also forecast to increase by more than 10 per cent in the same period, came in third.

No suburbs in Victoria, SA, NT or Tasmania made the top 10.

According to onthehouse.com.au, the preponderance of regional suburbs on the list shows the best investment opportunities can currently be found in outer-city areas (based on rental and capital returns).

It says that, while buying in regional areas may not be for everyone, the strong predicted capital growth and high rental yields offered by suburbs outside of the city made these suburbs a compelling proposition for investors.

Suburbs that offer good education and employment opportunities, are well served by transport and have planned developments in the area will attract people who want to live there, says onthehouse.com.au.

The website adds that statistical information about which suburbs offer the best investment returns should always be paired with local knowledge and buyers’ own research into what suburbs are best for them.
