Noarlunga Regional Centre revitalisation project – market sounding process now open
In line with the City of Onkaparinga’s drive to create a vibrant Noarlunga Regional Centre, the Council is seeking a national or international development partner to participate in an extraordinary mixed-use land development within the rapidly expanding southern metropolitan area of Adelaide, South Australia.
Together with various stakeholders including the Government of South Australia, the City of Onkaparinga is driving the repositioning of this important regional centre. Located only 30km south of the Adelaide CBD, this is a prime beachside location and is adjacent the world-renowned McLaren Vale wine region.
This opportunity is focused around approximately 12 hectares of strategically located land within Noarlunga Centre, the heart of the City of Onkaparinga. The land is located in the key business, retail and government services hub for the outer southern metropolitan region.
The area is well-connected to other parts of metropolitan Adelaide via the electrified rail line, local and regional bus services, Southern Expressway and Main South Road.

Respondents are asked to consider submitting expressions of interest to either:
- Enter into development arrangements with the City of Onkaparinga and landholders acting as Master Developer;
- Enter into alternative development structures and/or funding arrangements to deliver a full range of outcomes; and/or
- Propose the operation of a business, civic or community service within the revitalised centre.
We are looking to source a range of partnerships and processes to ensure the successful delivery of the project.
The Market Sounding process is being conducted by Property & Consulting Australia on behalf of the Council.
