New office project for Adelaide’s East EndLocal developer Emmett Property has received development approval for a $20-million boutique office development in Adelaide’s CBD.The Frome Flinders development on the corner of Frome and Flinders Streets will have a net lettable area of 4000 sqm and will include ground-floor retail, a first-floor car park and two upper floors of office space. The office floors will have floor plates of 10 sqm and will feature 360-degree views of the city.The architect for the project is Matthews Architects, which also teamed with Emmett Property to develop the adjacent LGA House on Frome Street.Nick Emmett, managing director of Emmett Property, said Frome Flinders represents a “fresh take on traditional office buildings”.”The development has been designed to ensure natural light and views from all four sides of the building while including a host of other clever design features,” he said.Construction of Frome Flinders, which will meet a 4.5 Star NABERS Energy rating, will commence in mid-2015 and completion is expected by late 2016. Knight Frank and CBRE have been appointed leasing agents for the project.Established in 2005, Emmett Property has completed the design, development and delivery of a portfolio of industry, commercial and residential projects worth more than $1 million. The company recently launched The Merchant, a $15-million residential apartment development in Bowden.
