Mobile facilities management system tackles occupier issuesReal estate software provider Yardi Systems has introduced a new module, part of its flagship Voyager software suite, designed to streamline the property maintenance process and reduce occupier complaints.Yardi Facilities Management and Mobile Maintenance allows property managers and maintenance staff to track daily tasks and use intuitive dashboards, calendars and alerts to speed up the maintenance process.The system provides mobile access to Voyager’s centralised database and supports all types of commercial, retail and residential property.Terry Gowan, regional solution manager, Yardi Systems Australia, says a maintenance technician in the field can use a mobile device to create, update and close work orders in the system, with results transferred automatically to the Voyager application. The system allows technicians to view notes on tasks and provides detailed accountability reporting.Gowan says that without robust technology to support maintenance staff, important tasks can ‘slip through the cracks’, resulting in complaints from occupiers.”Three of the top five complaints from occupiers reflect dissatisfaction with maintenance staff responsiveness,” Gowan says. “Poor upkeep, disorganised staff and lingering maintenance requests lessen the chances of lease renewals and referrals.””Time management also directly affects a team’s ability to meet occupier needs and provide top-quality service.
