Mixed-use development for WoolloongabbaOne of Brisbane’s largest inner-city mixed-use developments will be built in Woolloongabba, with the estimated end value of the project expected to exceed $0 million.Situated on a 2.1-hectare block just 2 kilometres from the CBD, South City Square forms part of the Woolloongabba Priority Development Area. The site offers easy access to transport and is close to all of Brisbane’s major university campuses and the employment hubs of the Princess Alexandra and Mater hospitals.The South City Square site, which was acquired in a joint venture between development and construction companies Pellicano and Perri Projects in late 2013, will become a mixed-use urban hub incorporating 1000 apartments across seven towers and retail outlets at ground level.Brisbane City Council has already granted development approval for the first tower, which will begin construction in early 2015.It will comprise a mix of one-, two- and three-bedroom apartments and a rooftop recreation deck with pool, spa, barbeque and dining area, sun lawn and bar.”We have engaged a high-powered team of respected consultants with international experience, including DBI and Woods Bagot, who are behind the masterplan and retail design, and Oculus, the team driving the urban design and landscape architecture,” said Pellicano Group joint managing director Nando Pellicano.”DBI has designed the tower with orientation, natural light and views in mind. For this reason, the precinct is centred around a square that is approximately half a hectare,” he explained.The collaboration between Pellicano and Perri Projects further strengthens both companies’ presence in south-east Queensland and in the fast-emerging Woolloongabba area.Perri Projects director David Scalzo said, “We share an ambitious vision to contribute to the area’s growth by delivering a project of this magnitude, at the heart of Woolloongabba, which is fast becoming one of the most dynamic and desirable inner urban locations the city has to offer.”Perri Projects has a number of residential or mixed-use projects in the pipeline, including the boutique apartment development Mode South Yarra and the masterplanned Mt Atkinson precinct in the Shire of Melton, Victoria.Pellicano’s interest in South City Square brings the company’s activity in the area to more than $700 million.South City Square will be developed over the next five to seven years.
