Melbourne’s latest office building 6 Star Green StarCbus Property’s new flagship office tower in Docklands has been completed, with the Grade-A office space certified for a 6 Star Green Star Office Design v3 rating.The building will house commercial tenants and food outlets, with Medibank as the anchor tenant. Brookfield Multiplex developed the $440-million building, beginning construction in May 2012. Located at 720 Bourke Street in Docklands, west of Melbourne’s CBD, the building is adjacent to Etihad Stadium.Its proximity to the stadium meant Brookfield Multiplex had to maintain access to Etihad Stadium and the car park, with minimal disruption to events throughout the project. This included opening up 10m-wide stairs through the construction site when events were occurring.Designed by Hassell Architects, the new office is targeting a 5 Star NABERS rating and features several ecologically sustainable development (ESD) elements, such as underfloor air distribution, building management system (BMS), controlled mechanical and electrical systems, recycled water use, trigeneration system, photovoltaic cells on the roof and a 230,000L storage tank for rainwater catchment and irrigation.Also notable is the building’s use of double-glazed glass, metal cladding, timber and perforated metal screens. Other features include vertical gardens, 10 sqm of open garden space and two large green walls to create a park atmosphere in the CBD.The 22-storey building, which covers 47,000 sqm, has a central atrium that reaches the top floor and provides abundant natural light.
