Improving housing supply and affordability
New actions are being explored to improve housing supply, affordability and diversity. Minister for Planning Rob Stokes has released a discussion paper on fast-tracking delivery of medium density housing options such as terraces, under the state’s complying development assessment process.
The complying development assessment process allows approval of developments that meets set rules without a full development application. Approval of applications takes on average 18 days, compared with 70 days for a full development application.
In 2013-14 complying development allowed 29 per cent of all development approvals to be fast-tracked and a total of $4.4 billion worth of development to be delivered.
The Property Council strongly supports expanding the use of complying development. Housing supply is an important issue as Sydney is facing a housing deficit of 190,000 by 2024 unless local councils accelerate the number of new approvals.
