Iconic Forestville site offered to development market

One of Adelaide’s last remaining vacant city fringe locations – the former Le Cornu site at Forestville – is now being offered for sale by Renewal SA.

The site offers 3.6 hectares of land with primary frontage onto Anzac Highway and is being made available through an Expression of Interest released today (31 March 2021) following the State Government’s purchase of the vacant lot in October 2020.

Considered ideal for a mixed-use development with high-quality public open spaces, medium to high-density residential development and neighbourhood-scale shopping and associated commercial opportunities, the site is well serviced by existing transport infrastructure.

Renewal SA CEO Chris Menz said the site represented “a very significant opportunity” for the development market and would “be the catalyst” for the urban regeneration of the south-west corner of the city.

“As the State Government’s urban development agency, we have a proven track record of delivering such catalyst projects in partnership with the development market and believe this site has enormous potential,” he said.

“It is ideally positioned to enable local developers to strengthen their pipeline or for national organisations to enter the strong Adelaide market and be part of the government’s Growth State agenda.”

Renewal SA General Manager Major Projects and Pipeline, Tony Cole, said that any new development on the site would need to be sympathetic to the surrounding residential and business community while also future-proofing development of the city fringe.

“We are seeking a visionary development partner with the experience to create a truly sustainable, innovative and connected precinct; a place where people want to live, work and spend time,” he said.

Expressions of Interest are now sought from developers across Australia who have demonstrated experience in delivering integrated, mixed-use built form and who can deliver a genuinely connected precinct that adds land value, builds community and attracts investment.

The successful proponent will be required to complete the master-planning for the site. They will also be expected to partner with Renewal SA to engage stakeholders and the community

in the planning process and work with the Kaurna people to identify opportunities to reflect Kaurna culture and the enduring connection to Country within the project.

Further, the successful proponent will also be required to deliver work experience placements and traineeships/apprenticeships for job seekers on site during the development of the land as part of Renewal SA’s Works Program.

About Renewal SA

Renewal SA is working to improve the lives of all South Australians by leading, supporting, and driving investment and growth through people and projects.

As the State Government’s urban development agency, we have a proven track record of delivering catalyst projects.

We do this by enabling solutions; by taking on challenging projects and filling the gap to empower the development community and by understanding the immense value of the property industry to our economy.

Our projects include Bowden, a former industrial site on the edge of the city which has become a sought-after residential and entertainment destination; the multi-award winning Tonsley Innovation District, created at the former Mitsubishi car factory; and Lightsview, a master- planned mixed density residential development just eight kilometres from the city.

We are revitalising Port Adelaide by managing the development of the maritime precinct and supporting local businesses through demonstration projects and events.

And in the city, we are redeveloping the Festival Plaza and Adelaide Railway Station, improving public realm, retail offerings and the amenity that will encourage more people to visit and spend time here.

At Lot Fourteen, the former Royal Adelaide Hospital site, we are supporting the Department of Premier and Cabinet and partnering with a number of private sector organisations to deliver a mix of significant new developments and adaptive reuse projects.
