Housing Affordability in Illawarra Shoalhaven

New research commissioned by the Property Council of Australia and conducted by Cardno was released on 12 October, which provides a roadmap for planning and future development of the Illawarra Shoalhaven region.

The report, Housing Affordability in the Illawarra and Shoalhaven, identifies the suburbs within the Illawarra Shoalhaven with high and low liveability, areas that would benefit from more housing and where housing stress is a big issue.

The research modelling shows that housing stress is being experienced across the region and can be improved by working together with local councils to provide more variety of housing in the right places. The suburbs experiencing the most financial stress include Bombo, Brownsville, Wollongong, Bellambi, Fairy Meadow, Cringila and Nowra.

It also identified which suburbs in the region where more housing could be provided, where liveability should be improved, and which areas are getting the mix right – with good planning outcomes already being achieved through a mix of moderate to high density and good access to services and amenities.

  • Suburbs such as Albion Park, Nowra and Bomaderry are areas where there is high liveability but have the opportunity to increase the amount and variety of housing being provided.
  • Suburbs such as Horsley, Kanahooka, Helensburgh, Gerringong and Milton/Ulladulla are areas where there is an opportunity to improve liveability.
  • Suburbs such as Bellambi, Warrawong, Fairy Meadow, Wollongong and Oak Flats are areas that show good planning outcomes and are getting the mix right between density and liveability.

The Property Council will continue to work closely with government and industry stakeholders in the Illawarra Shoalhaven over the next few months to examine the findings and discuss possible initiatives that can be implemented to help improve affordability and liveability across the region.
