Gold Coast full of golden opportunities

Despite the Gold Coast’s fair share of challenges, sentiment was high at the Property Council’s first event in the region for 2015 – the Gold Coast Regional Market Outlook.

Michael Campbell, Senior Consultant – AECgroup began the presentations with a general economic outlook focused on the future potential of the region’s population driven industries; construction, retail and tourism.

Tania Moore, Joint Managing Director, Gold Coast – Knight Frank provided an update on the Gold Coast’s commercial market, chronicling the region’s journey from the GFC, and the highest vacancy rate in the country to the stabilised market we are experiencing currently.

Finally, Kingsley Andrew, General Manager – Stockland supported Michael’s population growth predictions and outlined the impacts of this growth on the Gold Coast’s residential market.

Kingsley described a market in the early stages of an upswing, but also addressed a number of planning and cultural considerations that may prohibit this growth in the future.

Minimal greenfield supply in the region will increase the pressure on infill development and force a reversal in the recent drift away from high density living on the Gold Coast. In addition the need for quality infill sites will require an investigation of opportunities to revitalise or replace the region’s aging body corporate schemes.

Our three speakers also provided their expert opinions on a number of topics in a panel session moderated by Brett Saville, Director – The Buchan Group and Chair of the Property Council’s Gold Coast Committee.

Questions from the floor focused heavily on opportunities for industry to work in tandem with Council on the City of Gold Coast’s draft planning scheme, as well as the future and health of the region’s varied office markets.
