Data intelligence gives real estate industry investors a competitive advantage in terms of speed of decision-making and providing transparency to third-party capital.

Data intelligence is now coursing through the DNA of most competitive industries, and while the property sector has been slow to adapt, a disruptive shift is emerging. Fortune is favouring those in commercial real estate (CRE) who are realising the power of data across the entire transactional process.

ARGUS Software, which specialises in the analysis of real estate data, says its clients are increasingly reporting that the ability to deliver transparent data to investors is winning business and is quickly becoming a significant factor in the majority of today’s requests for proposal (RFPs).

As investors maintain their enthusiasm for real estate assets, the CRE industry needs to meet their transactional needs, which are based around an ‘on demand’ culture of information delivery. Demand for agility and instant data access on potential investments is now critical for the viability of sales. As pensions and other funds seek to increase allocations to CRE, investment managers must become agile and transparent in their dealings.

“To be truly agile, investment houses need a joined-up and consistent approach to data globally,” Oates says. “The ability to integrate their advisers and partners into a common data process is paramount. If that data flow isn’t integrated, there is a huge risk in terms of competitive edge.”

Speed and transparency are critical to data management in a sector where success is predicated on matching capital with the right assets in a limited pool of availability. Technology that allows investors to deliver forecasting and sensitivity analysis at the click of a button can give them a significant competitive edge.

“Those who can demonstrate solid data platforms, delivering data to their clients with confidence, will win more investment,” Oates says. “In an increasingly competitive market, with cross-border capital on the rise, this is a fundamental competitive advantage.”
