Clearer Direction Needed From Perth PlanThe WA Government’s Perth and Peel @ 3.5 million plan to guide the growth and development of Perth is laudable, but lacks the clear direction and implementation strategy needed to make a substantial difference to business as usual in the development sector.Property Council of Australia WA Executive Director Joe Lenzo said “We are concerned that if the objectives of Perth and Peel @ 3.5million are not quickly reinforced with implementation measures, it will be ill-equipped to guide the growth and development of the region.””Without implementation measures and timeframes in place, Perth and Peel @ 3.5million presents the industry with a dilemma. Do developers gear-up now for a radical lift in the rate of infill development in Perth or should the industry expect another decade or so of business as usual and delay the big investment in meeting the infill challenge for later?””We need clear direction from government: do they intend to radically increase our rate of infill development now or leave it to be shouldered by future generations?””It has been said that we do not need to be concerned that our current infill rate is below the desired 47%, because that is a target we will achieve by 20.””In which case, we need to recognise what that will entail. Each year we fail to achieve 47%, our required rate of infill gets higher. In order to achieve 47% of all dwellings in Perth being infill by 20 it will require an effective rate over % by the next decade and over 60% beyond that.””Going soft on infill now simply makes it a harder task for the future.”To read the Property Council’s submission on Perth and Peel @ 3.5million, click here.
