Economic Development Queensland (EDQ) has proposed changes to the Bowen Hills Priority Development Area’s (PDA) development scheme and development charges offset plan (DCOP).

From a land use perspective, changes are proposed to the PDA wide criteria, zone provisions and precinct provisions. These changes include:

• A requirement and incentive to deliver 3-bedroom dwellings
• Greenstar and Electric Vehicle provisions
• Requirements relating to communal open spaces
• Increased carparking requirements for visitor parking in residential developments
• Lot-size built form outcomes that include height and plot ratio provisions

Changes to the DCOP include the general infrastructure charges being levied at the same rates as Brisbane City Council, with uplift charges increased to: • $00 for 1-bedroom dwellings (based on a m2 unit)
• $7,0 for 2-bedroom dwellings (based on a 75m2 unit)
• $0 for 3-bedroom dwellings to incentivise the delivery of this type of product
• $1/m2 for Retail and Commercial uses.

Submissions close on the proposed changes close on Friday 7 December 2018.
