The developers of 354 Bowden have delivered on their bid to create a new, unique development project which underpins the future of urban living and contemporary design on the fringe of Adelaide City.
As one of Bowden’s latest urban renewal projects, joint partners Development & Advisory and the Buildtec Group will bring 354 to life after it was successfully reviewed by Renewal SA’s Design Review Panel (DRP).
Established on the former Clipsal and Origin sites, the Bowden Urban Village is a combination of premium parcels of land for developers and their designers to deliver residential or commercial buildings.
But unlike other developments, the Bowden DRP was established exclusive to this project. It is something 354 Bowden says has ensured the best outcomes for the precinct.
“We’re seeing better results earlier in the life of the project as a result of the DRP process,” said Development & Advisory Managing Director Ben Yates, who is also responsible for reviving Electra House after decades of disrepair.
“Working in a collaborative approach with Renewal SA is resulting in better design outcomes for the area and fewer surprises later on in a project.
“We’ve been able to review and revise elements of our project through working with Renewal SA which will bring about a better product to those who are looking for the best in urban living and contemporary design in the Bowden area.”
The Bowden Design Review Panel ensures that the style and density of a development is in keeping with the vision of the area and guarantees the buildings are of the highest architectural standards.
“The Bowden area is a vibrant, exciting and innovative place to be building,” said Buildtec Group Managing Director, Anthony Carrocci, who also built the Nexus Apartments which sold out prior to completion in Bowden.
“Inner city apartments which are ecologically minded and provide the best in urban living are helping to grow Adelaide and create vibrant communities.
“354 Bowden will not simply be an apartment complex, but it will be a significant part of the Bowden community.”
The establishment of the panel is important to ensure key priorities and principles of the master plan can be delivered, according to Renewal SA Project Manager Alicia Davidge.
“Design excellence at Bowden is paramount to deliver a vibrant and diverse community. By going through the DRP, we believe the process adds a large amount of quality to the end product.
“It establishes high level benchmarks which reflect certain design criteria for developers, including ensuring proposals have a local identity and place and a feeling of community, that the apartments have natural daylight, interesting and innovative architecture, a high quality of design and finishes and are sustainable.
“High on the agenda is to ensure that buildings age gracefully into the future.”
Ms Davidge says the DRP is there to ensure developers deliver on the vision of the State Government’s urban village plan and believes it will become a precedent for other developments across the state going forward.
At the heart of 354 Bowden will be its commitment to providing a superior connection to outdoor living, thanks partly to its sought-after location on the Bowden Town Square and a design that is underpinned by the highest green standards in the country.
Renowned local architecture firm Hames Sharley have designed the multi-building development.
