2019 Land Supply and Development Monitoring Report released

2019 LAND SUPPLY AND DEVELOPMENT MONITORING REPORT RELEASED 

The Department of State Development, Manufacturing, Infrastructure and Planning (DSDMIP) have released the 2019 results of the Land Supply and Development Monitoring Report (LDSM report).

The annual LSDM report, a key initiative of the 2017 ShapingSEQ Regional Plan, measures residential and industrial land supply, development activity and land and housing prices against benchmarks and employment planning baselines contained in ShapingSEQ. The results are based on data provided by local governments and utility providers.

2019 results indicate that there are approximately four years of supply of uncompleted lot approvals in SEQ, and seven years of supply of material change of use approvals for multiple dwellings in the SEQ consolidation area, meeting and above the minimum four years of supply sought by ShapingSEQ.

Refinements to the methodology over the course of 2019 have contributed to a 16% reduction in estimated planned dwelling supply in expansion (greenfield) areas and a 27% reduction in estimated planned industrial land across the region.

The Department has committed to continue to refine the methodologies in future editions. The Property Council will continue to engage with the Department to ensure these reports represent a single point of truth for land supply and development activity data, to better inform the next iteration of the regional plan.

The Property Council will also be seeking advice from the Department on how the recently released Draft South East Queensland Conservation Strategy 2019-2024 will affect these results.

The Government’s ongoing Growth Monitoring Program, Housing Supply Expert Panel and Land Supply and Development Monitoring Reports are all the result of long term Property Council advocacy for a stronger monitoring and reporting program to ensure evidence-based regional planning in South East Queensland.
